But, there are a couple things to keep in mind:
1. Local Activities
What water would you most like to be on? Prime fishing holes and swimming spots can be addictive. And be sure there is a boat launch if you like boating. Have you given any thought to nearby restaurants or shopping malls? If this is a weekend home, who wants to cook all the time? Are there any traffic concerns?
2. Property Size
With lake or oceanfront homes, don't forget that the land is as important as the water. If you like hiking or just a relaxing stroll, a house with plenty of access to walking paths would be most suitable. If just enjoying a relaxing view with a glass of wine with peace and quiet is more of a priority, a smaller lot might be preferable.
understand that other local residents may also have the same access to the surrounding docks unless it is posted as private property. A level lot may make for easier access to water, especially for boats, but is flooding a concern?
Pay careful attention to state laws restricting how close a building or dock can be to the shoreline or how it is constructed.
If you go boating, be sure you can get into any dock or shore. I always suggest a test-ride around the lake paying close attention to the depth and shoreline to be sure the water is what you expect and what you want. Any factories or power plants on the near shores? Rocks, weed beds, very low swampy areas for mosquitos near your home? Take it all into account and much more of the area can be seen from the water.

While the price of the property is usually the 800 pound gorilla in the room, don't forget about the increasing costs of things like flood insurance. If you need a mortgage, most homeowners in Florida need to buy up to three different policies: a wind policy, a general hazard policy (homeowners will take care of the first two, if the property qualifies), and a flood policy which would be separate. Hurricane insurance should be included with your homeowners policy (it can be optional!!), again, if the property qualifies.
